Tenants 'will move on sooner' due to poor energy efficiency

A lack of energy efficiency leads to increased tenant turnover, an expert has said, due to mounting bills.
Property landlords have been advised by the National Landlords Association (NLA) to implement measures to make their houses more energy efficient, to avoid renters moving out sooner than expected.
Despite energy efficiency being important to tenants, factors which generally have a greater influence over their decision to take a house are cost of rent, location and local amenities.
However, the effects of a house which is more expensive to run due to poor energy efficiency "may impact
once [the tenants] have moved in and they receive the energy bills and are feeling a bit cold and miserable".
The comment comes from Elizabeth Brogan, senior policy officer at the NLA, who believes that the Landlord's Energy Saving Allowance will help alleviate the problem.
It is designed for landlords to claim money back after installing features such as draught proofing and insulation for hot-water systems.
